Tip of the Week “Marketing to absentee homeowners”

Definition: Absentee owner – An owner that does not live in/on their property; most of them utilize the services of property management companies

An absentee owner, or absentee ownership, generally refers to the proprietors of investment properties. Absentee owners do not reside at the location of their investment property and will typically live outside the property’s local economic region; however they do receive income from the real estate property. Often, landlords and homeowners that lease their dwellings to renters are considered absentee owners. Source ezinearticles.com

This is a great way to find Motivated sellers, depending on how many letters you send per month, you should be able to come across a few people through your efforts that are sick of being a landlord, or there property is run down and they don’t feel, and or don’t have the money to rehab. We send anywhere from 2-3,000 letters per month locally to these people and see anywhere from a 3-5% response which is good for direct-mail. I recommend doing this because it works, now it can get pricey with postage and so forth, but close one deal from your efforts and it is very worth the time and money invested.

Now you want to write a good letter, ours goes something like this:

Dear Mr. Smith,

I am a local real-estate investor, I noticed you own a rental property located in Fresno, Ca. I buy houses like yours and am looking to buy more in the area. I Pay CASH and am interested in buying your house. I am not an attorney nor a real-estate agent, I just buy houses. I pay cash and close fast. If you are interested in selling this property please give me a call. I look forward to hearing from you.

Next you are going to need a list of people to send this to, I contact my Escrow company and ask them for “Farm Leads” for absentee owners. they will know exactly what you are talking about, then you give them the specifics of what you want like bed/bath count, year purchased, zip code, ect. We like our lists in excel format because you can utilize Microsoft Word and the Mail Merger feature, it is real simple. Look out for our video on how to do mail merger coming soon!!!
